Well it’s the middle of the summer and finally we have some weather to smile about. As the sun shines, there are several events happening within SK4 to keep you busy and the kids entertained.

The Heatons have wonderful outdoor events throughout the summer months, which are always well organised and supported by the brilliant Heatons community. When dealing with house hunters new to the area, the fashionable bars / restaurants and community spirit are a real magnetic pull.

Hello and welcome to this months Enjoy Local!

This is now my second edition after joining the business. I've had a very busy July and this does not seem to have slowed down at all, or show any signs of slowing down throughout August. I am busy on valuations and have had the pleasure of visiting some amazing properties in the area so far and am looking forward to this continuing.

I hope you enjoyed my last newsletter and in this edition, I look at some amazing local events which would be great for your little ones and then some that would be great just for you!

Summertime Events in Didsbury

This is it, the school holidays are kicking in, and (apparently) summer is well and truly upon us.  Traditionally this is a time when the family buyer activity slows a little as people are distracted with the holiday period, however I'm delighted to say that the sales market appears to be moving along nicely with lots of new properties still coming to the market to satisfy Didsbury's insatiable demand for good quality homes. 

The lettings market is really flying, with July and August traditionally being the busiest months of the year in Didsbury, particularly with the professional sector (Doctors in particular) starting new contracts.  Bearing all the above in mind, if you're considering selling, thinking of renting out your home or letting a rental investment, don't hold back - the market is with you!  Feel free to call on 0161 434 4311 or pop into the office to discuss your options.

There is a real drive to make sure local residents use local independent companies. This is something that we have promoted over the recent months with our ‘Enjoy Local’ drive. As a company initiative we created and launched 'Enjoy Local', which encourages local businesses to offer discounts to our customers to eat, shop and enjoy the local community. To be a part of the local community is something I’m extremely passionate about.

Didsbury is truly blessed with the number and quality of its parks and green spaces, its something that buyers moving up from London often comment on as a smaller scale comparison to the capital.  We are also very lucky to have so many excellent outdoor events, all of which are really well organised and supported by the Didsbury community, as well as the teams of volunteer supporters who help to keep these spaces looking as wonderful as they do for us all to enjoy.

Welcome to May's Edition of The Landlord!

As I mentioned last month, we are now just days away from The Tenant Fee's Act 2019 becoming law. This has major implications for tenants deposits particularly when tenancy agreements are signed and renewed after 1st June 2019. As a managed landlord we will ensure you remain compliant but if you do not benefit from our managed service please ensure you familiarise yourself with the guidance supplied by the government as soon as possible. 

We will shortly be sending out our bi-annual survey and would love to hear your feedback on our letting and property management service!

Your update on all things Didsbury

I love this time of year.  You can tell when Summer is on the way when suddenly the bars and cafes of Didsbury and West Didsbury start to spill out onto the streets bringing a wonderful buzz and atmosphere to our neighbourhood.  We also see the return of some of Didsbury's most popular local events, some of my favourites I've included below, which (as long as the weather is kind) no doubt will be as well supported and successful as ever - I do hope you can make it along to some or all of them!

The property market has really gathered pace, as is normally the case once the Easter Holidays are behind us, so if you're looking to make that move or are keen to get a feel for the market, don't hesitate to give us a call or pop in to the office, it would be great to hear from you.

What a great Spring we have had and hopefully there is more great weather to come with Summer just around the corner. I personally love the atmosphere in Marple over Spring/Summer when the evenings get that bit longer and the beautiful surroundings can be thoroughly enjoyed!

The sunshine is certainly bold and bright at the moment and the same can be said for the Heatons property market. With the arrival of long light evenings, gardens are starting to look their best in the beautiful Spring sunshine.  

Although the property market throughout the country has seen signs of slowing down in 2019, our local Heatons market still seems to be steady with many discerning buyers wanting a slice of Heatons life. The three article’s I’ve written hopefully underline how fantastic SK4 is.

With the Heatons Summer Festival just around the corner, were proud to announce we again will have a stall. so, it would be fantastic to meet you over the weekend.

Yes, its finally here.  The blossom is through, the tulips are out and the trees are coming into leaf nicely - and with the start of Spring we see the start of the busiest time of the year for the property market.  For many would be movers, there has been a general shortage of properties coming to the market so far this year, but already we've got lots of properties lined up to launch so the market looks poised to hot up along with the weather!

I hope you had a relaxing break over the Christmas period and I am sure you have welcomed 2019 with open arms!

Typically after the Christmas period I have over indulged and am now in full swing of obtaining a new healthy lifestyle. Marple is full of fantastic ways to improve your wellbeing, so if you are wanting to make the most of 'New Year, New Me', then why not try one of the many exercise classes, health food shops and restaurants it has to offer.

Traditionally we see the housing market go a little quieter during and just after the Christmas period, however we are now seeing an increase in market activity, so please do get in touch if you have any questions about selling your home.

Here we go again - a new Year opening up in front of us with all the 'interesting' developments happening in the world of politics it's looking like it could be a roller coaster year.
We all know how resilient the Didsbury Sales and Rental market is, but even we've been taken aback at how everything is continuing to suggest it's 'Business as usual'.  Certainly the continuing lack of genuine supply of sales properties in the market is still creating plenty of heat and surprising numbers of competing offers, indicating that the market locally has no intention of slowing down, albeit correct and accurate pricing is just as important as always.

Happy 2019 Everyone!

I trust everyone has had a lovely Christmas / New Year and I hope those that are doing dry January are holding on in there.

Opening on the 2nd January I didn’t really know what to expect, what with the interesting developments in the world of politics. I’m pleased to report, it’s business as usual with lots of valuations, offers etc. I’d even go as far to say it’s a little busier this year!

I’ve always said The Heatons property market is bulletproof. With a strong mix of local residents moving within the area and buyers coming from different parts of the country. Viewing levels are very strong for the first three weeks of January. There still is a distinct lack of supply of properties within SK4.

What's happening in SK4

Hello and welcome to another edition of Enjoy Local SK4, a monthly e-magazine which informs you of up and coming events throughout The Heatons.

Well, what a year it’s been! 2018 was the year The Heatons gained national recognition for the first time. Voted third in a poll ‘Best places to live in Cheshire’ by The Times Newspaper, this little section of Stockport has hit the big time. The ever-changing high street is clear for everyone to see with new fashionable bars, restaurants and even a trendy wine shop, which is always a winner! With Christmas just around the corner it seems like an opportune time to reflect on yet another amazing year in Didsbury's property market.  Despite the various distractions in the wider world, the sales and rental market in M20 has shown its usual resilience and out performed most other parts of the country.  The number of available properties to buy has still been swamped by the number of willing purchasers, and the lettings market has continued to flourish giving genuine growth in both sectors in comparison to the previous year.
All signs point to continued growth for us next year, despite much of the doom and gloom reported in the (National) press, so if a move is on the cards for you, or you'd just like our opinion on how your home or investment property value is likely to perform in the coming year, don't hesitate to get in touch or pop into the office for a chat.

First of all, I would like to wish you a Merry Christmas and Happy New Year! We have some exciting events this festive season from a carol service to New Year parties. So read on to find out more!

Traditionally we see the housing market go a little quieter just before Christmas as we push the final exchanges through, but I'm sure as ever we will see an influx of properties to the market as people have decided 2019 is the year to move house. Well, here we are, already thinking about the festive season ahead of us.  Normally I'm not a big fan of getting into the Christmas swing too early, but it would be remiss of me not to outline a few of the key festive events that are happening in the coming weeks - I'm sure I'm not the only one who finds each year that Christmas has crept up and caught us unawares!

Didsbury does do Christmas well, but that's not to say that there still isn't life in the property market for the remainder of 2018.  On the contrary, whilst fewer people decide to sell at this time of year, those bold folk who do take the plunge to the market, often find that the lack of 'competing homes' enables them to achieve excellent prices which is less likely at the traditionally 'busy' times of year!  If you want to take advantage of this window of opportunity or just get a feel for the market and discuss your options, feel free to pop in or give us a call.

We now find ourselves right at the peak of the 'Autumn market', and despite the nights drawing in and the wood burners lighting up, there is still plenty of time before Christmas to get your property Let or Sold.
Many sellers agreeing sales at this time of year prefer a move in the New Year so you can enjoy a final Christmas in your current home with all the excitement of a new chapter once the madness is over, so if you were thinking of waiting to come to the market, there really is no need!

It surprises me every time but many people assume that the property market is behind us when we get to this point in the year.  If you are of the same opinion, you may be surprised to hear that we are now entering the second busiest period of the year for property sales with the 'Autumn market' getting into full swing.  Already, we are seeing a real spike in new properties coming to the market, particularly at the mid to higher end so there has never been a better time to talk to us if you're considering a move.  Feel free to give us a call or pop into the office for a no obligation chat.

As the hot summer days seem a distant memory, we arrive into the last quarter of the year. In my experience September and October have always busy months, with people wanting to move into their dream home by the end of the year. With the talk of Brexit in the air, this years Heatons property market, like many areas of the UK, is starting to cool. For me this isn’t a bad thing as I’ve worked in many fluctuating markets including the ‘Boom and Bust’ times of 2007. I can see bright things ahead for the ever changing Heatons as we move closer to 2019. Brand new events like ‘Heart of the Heatons’ underlines our banner in the Heaton Moor office window. ‘The Heatons – A Great Place to Live’

The long hot summer days are sadly coming to an end as we gear up for traditionally of one of the best times of year in the Heatons property calendar. With the kids soon back to school and people thinking of moving for Christmas, September can be very fruitful if you’re looking to sell your home.

As the school holidays descend upon us, most of us are still in disbelief about the continuing run of beautiful weather, and traditionally the holiday period sees a slowdown in the number of family homes coming to the market.  No doubt the apartment and terraced housing market will continue to provide a decent supply of homes, but there is no doubt that for savvy family house sellers this 'gap' in the market can create a real opportunity.  As with all things, prices are driven by supply and demand, so any family houses new to the market during this period will hugely benefit from the lack of 'competition' and really stand out.  If you want to have a chat about this, or any other property related matters, feel free to give us a call or pop into the office - air conditioning and ice cold water await you!

Have we all survived the "Beast from the East!" ? and a double dose of it too. As the snow begins to the melt away and now that is all behind us we can look towards Spring for some encouragement. In defiance of the late snow fall we've seen recently, already the snow drops and crocuses are appearing, reminding us that Spring is on the way.  The 'Spring Market' is widely recognised as the time of year when the property market really takes off and we anticipate 2018 to be no different with excellent buyer and tenant demand still outstripping supply.  If a move is on your mind, act now to get an up to date valuation and advice on how to prepare your property and time your 'launch' to the market.

A smell of spring is in the air with daffodils starting to sprout and the dark nights easing just a little. Traditionally the best time of year to sell your home is just around the corner. Market conditions in The Heatons are very similar to last year with demand outstripping supply. Recent sales have underlined the strenght of the Heatons, with many 'out of area' buyers, wanting a snippit of the Heatons life.

Please save the 9th to the 10th June in your diary. Presented by the Heatons Four Traders Association, the Heatons Summer Festival is back! Located at the Heatons Sports Club on Green Lane, this fun packed event is sure to attract great interest.

So here we are again at the start of another exciting year with no doubt lots of great things ahead of us in 2018.

As we head towards the end of January already, there are lots of great local events going on in Didsbury and West Didsbury villages to help us all get back into the swing of things (and thankfully say goodbye to #dryjanuary!) so here are a few of my favourites.

We also have a selection of industry based articles which provide you with hints and tips about selling or renting your property.

From a property market perspective, we have very high hopes for 2018 following a record breaking 2017, with the general lack of supply likely to have a bigger impact on demand than the ongoing negotiations around Brexit.  So, if a move could be on the cards for you this year, feel free to give us a call or pop in for advice regardless of whether you’re selling, buying, renting or letting, it would be great to see you.

Here we are again, nearly at the end of another exciting year in Manchester's most sought after suburb.  We're delighted to share just a handful of some of the excellent local festive events still due to take place before we embark on another (no doubt busy) year.

As 2017 comes to an end and everyone begins to settle in for Christmas, I know what everyone is thinking. What happened in the property market this year?

Well a brief overview is that nationally the news hasn't always read positively but locally and regionally we have had a very positive year. The North West is one of the highest rising areas and locally we are more than a third above the national average with average housing prices increasing by 3.7% locally. 

We have continued to see demand grow for properties in good areas close to local schools and our rural surroundings. So if you are curious about value I always offer free valuations with no obligation please just call the office to book an appointment.

Whilst we come towards the end of the Summer holidays, its a great time to reflect on how the seasonality of the market has an impact on sales and lettings transactions.  Whilst there is an inevitable slow down in sales viewings whilst people go away on holiday, the lettings market has gone crazy in August, particularly with family properties being snapped up in preparation for School moves,  new Doctors contracts and student term times all coming to the fore.  We now prepare ourselves for the 'Autumn market' a very busy time of year for selling, so now would be a great time to get an up to date valuation on your home if a move is on the cards!

As you can see from the below articles, even the closure of a huge part of the A6 can't slow down the momentum in SK1, with major developments such as Redrock coming on strong and drawing to a close. Award season is also round the corner, with several local businesses up for prestigous awards across the Town. Summer has officially arrived and there is a number of events planned throughout The Heatons in the next few weeks. 

Sadly the noticeable absent, is the annual Heatons Summer Festival organised by the Four Heatons Traders Association (4HTA). Having tirelessly worked hard over the past eight years, the 4HTA have become a victim of their own success. This 'Fallow' year will give chance for a community interest company to be set up, which will harness both 4HTA members and Heatons residents.  

The property market is ticking along nicely despite recent political events. Confidence is still high and new instructions gracing the market are selling fast.

End of year 'goings on' in Didsbury.

Here we are with the end of the year in sight, and plans already well underway for getting 2017 off to flyer.  The housing market has been both flighty and exciting this year with record low levels of available houses creating some of the quickest and competitive sales I've ever experienced.  To say it's still a sellers market is a complete understatement, and the opportunity to achieve the best possible price for your home looks set to continue into the New Year.  Property market aside, there is lots of new and exciting things happening in Didsbury with a number of new businesses opening recently in the village which showcases what a great and vibrant place it is to be.  Wishing you all a very Merry Christmas and prosperous New Year....

Firstly can I give a special mention to a couple of great local news stories. 4 Heatons Traders Association have won a Special Recognition Award at the Stockport Business Awards! A much deserved accolade for this brilliant organisation, wanting to make The Heatons a better place to live, work and prosper.

A recent golf day at the Heaton Moor Golf Club, raised over £5,000 for the Stockport Cerebral Palsy Society. This money will help towards funding the Society’s valuable services, that support disabled children, young people and adults in the local area.

18 teams took part in this, the Society’s 23rd Anniversary Annual Charity Golf Day.

M20 - what's happening in the coming weeks

Since the last instalment of 'the pulse' its fair to say there have been some interesting developments (without mentioning the 'B-word') which one would assume might impact the local housing market.  Having said all that, our valuation numbers have been unaffected, and we are still stimulating multiple offers on a number of properties showing that certainly for the moment, the shortage of available homes is a stronger factor in buyer confidence than the slight uncertainty created by recent events!  Property market aside, life goes on in M20 and below is just a small sample of why its great to be in Manchester's most sought after suburb.

Firstly can I say a massive thank you to everyone who purchased plants from our stall yesterday at the Heaton Moor Summer festival. In the end we raised £500 for The Heatons chosen charity Stockport Cerebral Palsy. Glitter Tattoo's were also very popular, with children having various superhero's and Disney Princesses on show.  

As we approach the longest day of the year the EU referendum is on everyone's minds which I feel has impacted to steady supply of homes coming to the market. This is creating a real 'sellers market' with many properties having several offers. Today we celebrate Summer Solstice Day, the day which signals the start of Summer here in the UK, although, judging by the current weather, you wouldn't believe it.

The New Year and Christmas for that matter has not stalled the SK6 market, supply is in great demand not just across SK6 but across the UK. With Marple, Marple Bridge and Mellor and the surrounding areas becoming more and more popular, prices begin to rise and are rising quickly.

December has certainly been a busy one with the market still very active right up 'til late in the month with us still agreeing many offers. The market has been very interesting this year with properties selling in days and over the asking price in many cases due the lack of supply this year and the ever growing demand, which we do not see subsiding next year.

One week to go now until the big day is here and you can really feel it within SK5. The hustle and bustle of the last 11 months is now coming to a close and is making way for the Christmas festivities. From a property perspective The Heatons is still going strong, with clients coming to the market reaping the rewards with the lack of competition as stock levels reach an all time low. This is the market nationally as the drought of properties drive selling prices to an all time high.

Within the property market there is currently a lack of new properties coming to the market for both sales and rent and, in turn, that is fuelling an even greater demand, despite the time of year - and in our opinion, there has never been a better time to sell!

As usual there has been plenty going on in and around the area this month, including the opening of a new clothing store called Select50 by local resident Mark Adshead. But, perhaps most significantly, the Christmas tree at Houldsworth Square is now up which means only one thing, Christmas is getting close!

The property market has been extremely interesting this year. With supply at an all time low and demand ever increasing, property has been flying off the shelves! As the school holidays draws to an end and with September around the corner, we are sure to expect a very active September market place, so make sure you're ready for it!

Although August is coming to an end, Summer is certainly not over! The Bank Holiday weekend is gearing up to be a fun filled and exciting weekend here in SK6, and with a range of festivals for all ages you need to make the most of the three day weekend!

The Marple Bridge summer party is sure to be a great day out for all, but if you're looking to listen to electronic dance close to home then jump over to Etherow country park to the Moovin Festival.

Although he was our competitor, he was a great agent and along with ourselves helped to promote and elevate The Heatons as a firm rival to Didsbury!  We wish Mike the best of luck in London and Greg his new successor certainly has big shoes to fill!

Family Treasure Hunt Marple Memorial Park: May 30th

On May 30th we are holding, in partnership with Friends of Marple Memorial Park, a FAMILY TREASURE HUNT. We are have two treasure hunts one for children aged 3-5 and one for 6-11 year olds. It is a FREE EVENT we are just asking for donations and all money raised will go to the Friends of Marple Memorial Park to help maintain the park and to support all the good work the Friends do!!

It will be a great day out for all the Family!! and a chance to find some GOLD!

Well our first month of opening is coming to an end, what an interesting & exciting month it has been. We have been welcomed into the Town with open arms which has made our first month all that more enjoyable.

Welcome to the first edition of The Pulse SK5 for 2015, our monthly newsletter which updates you on any news, changes and events within our area!

Our doors have been open barely three weeks this year and already the Christmas period seems like a distant memory as the Reddish buyers continue to take advantage of the available 95% mortgages and Decembers changes in stamp duty legislation. Last year we saw property prices increase by roughly 4% in SK5 and similar growth is forecast this year. A forecast that looks to be accurate as the buyer to seller ratio shifts in favour of the vendor!

Hello and welcome to Decembers edition of The Pulse SK5, our monthly newsletter which updates you on any news, changes and events within our local area!

December 4th saw the big Christmas light switch on in Houldsworth Square to get everyone in to the Christmas spirit. The whole square was filled with people taking advantage of the food, rides, homemade gifts and the children's choir that were on offer.

It seems that the Christmas spirit has stretched to the housing market also, as we have seen a record amount of sales this December with buyers looking to take advantage of the recent changes to the way stamp duty is paid.
